Smoky Hollow Specific Plan Updates
The Planning Department hosted a successful Smokey Hollow Specific Plan Launch Party in April, where business owners, residents, and interested parties mingled with staff and learned more about the exciting new updates coming to the area.
The night was filled with presentations, Question and Answer forums, and several opportunities to talk to staff about the proposed plan. The updated Specific Plan sets the framework that focuses development efforts on revitalizing buildings for incubator industrial and office space.
The changes found in the Specific Plan include the change from SB and M-1 zoning to “Smoky Hollow West” and “Smoky Hollow East.” Smoky Hollow West encourages small business and incubator industrial uses, including light industrial activities and research, creative office and technology uses. Smoky Hollow East will be zoned to provide a transitional land use area between higher-intensity office uses east of Sepulveda Boulevard and the small, single-parcel industrial and creative businesses of the western portion of Smoky Hollow. Permitted uses and development standards can now be found in a clear, easy to read tables.
The next steps for the plan come as a result of the comments received on the Draft Environmental Impact Report- The plan will be further reviewed, especially in regards to parking, and will result in either an additional opportunity for public comment, or will go straight to a public hearing in front of the El Segundo Planning Commission!
